NOTICE OF FORECLOSURE AND SALE
Default having been made in the conditions of a certain Mortgage made on the 3rd day of March, 2020, by and between BRENT PHILLIPS, whose address is 6424 Barnes Road, Millington, Michigan 48746 and ERIKA POCZA, whose address is 9039 Cardinal Drive, Millington, Michigan 48746 as Mortgagor and the Cobb Enterprises, LLC, whose address is 9163 Willard Road, Millington, Michigan 48746 as Mortgagee, and recorded March 11,2020 in Liber 01442, Pages 00094-00094, Register of Deeds for the County of Tuscola, State of Michigan in which Mortgage there is claimed to be due and unpaid on the date of this Notice $161,931.77 in principal, interest and taxes and no suit at law or equity having been instituted to recover the debt, or any part of the debt, secured by said Mortgage and the power of sale contained therein having become operative by reason of said default.
Notice is hereby given that on THURSDAY, JUNE 9, 2022 AT 10:00 A.M. at the front door of the Courthouse, that being the place for holding Circuit Court for the County of tuscola in the City of Caro, Michigan, there will be offered for sale and sold to the highest bidder, a public auction, for the purpose of satisfying the amount due and unpaid on the premises together with legal costs and charges of sale, including attorney fees, the land and premises described in said Mortgage mentioned, said property being described as follows, to wit: Land situated in Township of Arbela, County of Tuscola, the State of Michigan, and described as follows:
Lot 13, CANDICE SUBDIVISION, according to the Plat there of recorded in Liber 3, Pages 43 and 44 of Plats, Tuscola County Records.

Notice is further given that the period for redemption for said property will be six months from the date of such sale, unless determined abandoned in accordance with MCL 600.3241(a) in which case the redemption period shall be 30 days from the date of such sale or until the time to provide the notice required by MCL 600.3241(c) expires, whichever is later.
